Leaks and burst pipes

Water where it should not be. First job is stopping it, second is telling you honestly whether it wants a repair or a replacement — those are two different conversations and two very different prices.

Before we get there

Find your stopcock and turn it off. In most of the terraces around Caldmore and Ryecroft it is under the kitchen sink; in the newer builds out past Bescot it is often in a box by the front path. If you cannot find it or it will not turn — plenty of them have not moved in thirty years — put a bucket under it, ring us, and do not force it. A snapped stopcock turns a small job into a big one.

Finding it

Finding the leak is usually the job. Once it is exposed the repair itself is often quick. Under floors and behind plaster we use damp meters and thermal imaging before anything gets lifted, because taking up a floor to look is the expensive way round.

What it costs

£90 to £250 for a leak found and repaired. Wider spread than most jobs, because a visible joint under a sink and a pinhole under a solid floor are not the same afternoon.

What we will not do

Sell you a new boiler because the system is losing pressure. That is a leak until proven otherwise, and it is worth finding before anybody spends two grand.
